Realtors London Ontario explains who represents you, what the agreement covers, and what you pay, before you hire in the City of London, Ontario.

Since 1 December 2023, TRESA requires the representation paperwork up front. TRESA is the Trust in Real Estate Services Act, 2002. A registrant should be on the RECO register.

Who is designated?

Designated representation names the person who represents you, and the brokerage does not. Brokerage representation names the firm, so the brokerage itself is your representative. The agreement should say which, and a blank name line is not a finished draft.

What does the agreement cover, and what stays with you?

The draft should list the services you are hiring, and it should leave you able to see what is not included and what stays with you. A side conversation, a text, or a promise at the door does not add a service. If a decision matters, including what you must supply, it belongs in the agreement or it is not part of the hire.

How long does it last, and how can it end?

The draft should state a start and an end, or a term you can measure. It should also say how the relationship can be ended, and what obligations remain if it ends early. If either sentence is missing, ask for it before you sign.

What happens if the brokerage is on both sides?

Multiple representation needs written disclosure and your consent before it continues. That is the brokerage, or the same designated person, acting for more than one client in the same trade, and the handling belongs in the disclosure. This page will not invent that handling.

What do you pay, and when?

The figure is in the draft, including when it becomes payable and what you pay if no trade is completed. A blank money clause is not ready to sign. RECO does not set the fee.

How do you choose without scoring anyone?

Put the same questions to each draft. Write one sentence in your own words after each meeting, then see whether that sentence is in the writing. A clear draft is easier to trust than a charming meeting, and the comparison is not a score.
